How It Helps
The Countrywide House America loan program includes many flexible and innovative Special Features.1 The newest enhancement to the program is that there is no minimum borrower contribution requirement, so qualified borrowers can secure a home loan with no out-of-pocket investment. That means borrowers can keep their funds as reserves, rather than having to spend them on a minimum borrower contribution.
The program also allows borrowers to use:
· Cash gifts from family or cash held outside a traditional savings institution to help with the down payment.
· Other sources of income to help qualify, like income paid to the borrower by a live-in boarder (with written evidence)2 or earnings from employment that may be hard to verify.
· Alternative payment records like rent or utility bills to help establish a favorable credit history.
